WORK BEGINS ON $850 MILLION SOUL SURFERS PARADISE

Property developer Juniper Group has unveiled the construction timeline for its flagship $850 million Soul Surfers Paradise development as the site of the 77-storey residential and retail tower undergoes its first physical changes.

Demolition of Raptis Plaza on the Cavill Mall site where Soul will rise has begun, with preliminary tower construction work to unfold next month.

Juniper Joint Managing Director Shaun Juniper said he was delighted the plaza’s demolition had begun as it signified the next phase in Soul’s evolution.

“The demolition of Raptis Plaza is the first step in building a development that will rejuvenate the centre of Surfers Paradise,” he said.

“With Grocon as the builder, almost 300 skilled workers are set to work on Soul during the next three years and it’s a thrill to see the demolition started on the site, which brings this significant project one step closer to reality.”

Mr Juniper also hailed the success of the development’s sales campaign, with more than $400 million in apartment sales.

“Soul is one of the most eagerly anticipated new developments in the country and our sales team continues to enroll new buyers who want to be a part of one of the most exciting transformations on the beachfront of Surfers Paradise and one of the most amazing projects in Australia,” he said.

“This sales success was reinforced last year when the two-storey penthouse sold for $16.85 million, setting a new apartment record for Australia that still stands.”

The demolition of Raptis Plaza is expected to be completed in May next year, with construction of the new retail component expected to begin mid-year. The $100 million, 5,700m Soul retail plaza will be located in one of the country’s premier shopping precincts and incorporated into a revitalised new esplanade overlooking the beach.

The Soul tower structure is tipped to be finished in June 2010, with early completion of the tower and the handover of all levels up to 39 to occur late 2010.

Final completion of the tower and the handover of levels 40-77 are expected to take place mid 2011.

“There’s been a lot of work and planning before demolishing Raptis Plaza to ensure as little impact on the neighbouring environment as possible,” Mr Juniper said.

When completed, Soul will comprise almost 300 luxury apartments including the four-storey penthouse, which will set a new standard of luxury living in Queensland.

Sitting more than 220m above the beach, the super penthouse will enjoy 987sq m over four living levels and feature a 160sq m rooftop recreation deck with swimming pools and 360-degree sweeping views.

Soul sits on a site of almost 9000sq m, with a 114m frontage to the beachfront esplanade and a 56m frontage to Cavill Mall.
